Dwiputra Residence Presint 15 Putrajaya



Sebenarnya sudah lama berhasrat untuk memiliki rumah kediaman sendiri, seboleh-bolehnya landed property ataupun sekurang-kurangnya satu unit apartmen yang selesa untuk diduduki, dan keutamaan diberikan di dalam kawasan Putrajaya atau berhampiran. Puas sudah mencari-cari rumah idaman tetapi tidak juga ketemu. Kalau ada pun, semuanya dalam price range di atas kelayakan pinjaman perumahan yang tidak mengizinkan untuk saya membelinya. Finally, I found Dwiputra Residence in Presint 15, Putrajaya. (Property review di bawah)

Some personal take on Dwiputra:

Compared to other condo floor plan in Putrajaya, Dwiputra has the best floor plan because the wall of every unit are not entirely shared/linked with the neighbour except a very small area of the wall. Which means whatever you do in your house, even if you drill your wall, you will not disturb your neighbour. Good privacy because every window does not face to your neighbour's window. And rather than a boring floor plan, Dwiputra offers dual-key floor plan. All the views are not blocked by the high rise building because it's either facing the Taman Rimba Alam or facing the landed houses. It is also a mid density condo project, which means more privacy & exclusivity. I personally bought it because it's near to my workplace and I foresee in the future I will be working around Putrajaya until I retire (crossing fingers). Properties in Putrajaya are very limited and hard to come by. More people see Putrajaya as a good place to stay with events all year round, great environment, the best schools in Malaysia, great facilities, healthcare, better security, peaceful, lake-living. It is in Diplomatic Precinct vicinity so it's a very exclusive address to live in. Phase 2 units are more expensive than Phase 1, so most people who bought it must be buying it for own stay and not many flippers or people who rent their units, hoping for good neighbourhood and not many foreigners. My unit facing IOI City Mall and furthermore to KL so the scenenery must be nice from the balcony or sky terrace, the rooftop garden.

Lain-lain projek di Putrajaya:

Secara kebetulan pada suatu hari ke KLCC (23 November 2014), terlihat Star Property Fair yang sedang berlangsung di KL Convention Centre. Sedang melawat dari booth ke booth (termasuk booth Putrajaya Holdings) terjumpa booth SP Setia Sdn Bhd yang menawarkan kondominium Dwiputra Residence. Sebelum ini memang ada meninjau-ninjau apartmen tersebut melalui laman web tetapi harganya tidak mampu untuk dimiliki dan unit CSRU khabarnya sudah habis dijual. Saja-saja bertanyakan kepada jurujual di booth tersebut, rupa-rupanya masih ada unit CSRU yang ditawarkan di Blok B2.

Tanpa membuang masa, langsung membuat permohonan CSRU (28 November 2014) dan tidak sampai beberapa hari, mendapat surat tawaran (5 Disember 2014) lalu dibalas dengan surat setuju terima (8 Disember 2014). Antara Jenis A 950 kaki persegi dan Jenis B 1200 kaki persegi, Jenis A menjadi pilihan. Pada mulanya memang berkira-kira untuk mengambil unit Jenis B dengan harga permulaan RM501k, tetapi setelah dipertimbangkan semula, biarpun kecil berbanding Jenis B, layoutnya menarik dan boleh dipelbagaikan menerusi susun atur.

Seterusnya membayar booking fee di pejabat sementara SP Setia yang dibuka di tapak pembangunan (28 Disember 2014). Pada 5/1/2015 pula selesai membayar downpayment dan menandatangani SPA. Dalam tempoh sebulan setengah selepas selesai SPA, bolehlah mula membuat permohonan dengan Bahagian Pinjaman Perumahan yang kemudiannya akan mengambil masa dalam enam bulan juga untuk selesai. Inn Shaa Allah, di penghujung tahun 2016 akan mendiami rumah baru. Amin.

  5. I bought a unit in Phase 1 while working in Presint 15. However I moved job to KL and bought a landed property in Shah Alam. My intention to sell the unit once it is ready. Any idea on secondary market there? If I can sell it easily.

    1. Phase 1 has already been given VP. Some owners already posted some pictures in FB page (links below) I'm in Phase 2. IMHO, it's worthy for me because I work in Putrajaya and it has good facilities - pool, gym, lobby, sky garden. Very near to other amenities as well - Alamanda, Mydin, restaurants, IOI City Mall. And if the Putrajaya monorail project recommence, there will be a station right in front of dwiputra (crossing fingers for that) Besides, the price sounds just right

      Saya dalam hujung tahun baru dapat kunci. Saya join whatsapp group Dwiputra. Ada owners yang complain pasal defects tapi memang biasa mana2 construction pun ada defects. Cuma lambat jugaklah diorang rectify. Banyak yang management dah buat tindakan berdasarkan complain macam waste management, air bertakung kat koridor diorang letak salur paip, ramp kat parking. Security diorang tgh discuss how to letak auto gate tu lagi. Tu yg saya sempat baca lah.

  10. Common issue or complaint when u guys masuk rmh and dapat kunci. U guys akn perasan dinding akan sedikit berlekuk and tak rata. tp maybe sbb kosong. bila dh masuk perabot nti x perasan sangat kot. the rest finishing mmg xde masalah. just small problem like suis broken and not funstional. They can change that one immediately.
